I do my consultation in two parts because this allows me to see your home before I do market research for properties comparable to it, which results in a more accurate outcome.
During our initial meeting I will take a tour of your home, discuss current local real estate market conditions and trends, and describe the special services that Michael Saunders & Company and I have to offer you.
On my subsequent visit I will present the results of my research showing what homes similar to yours have sold for in the last 3 months in your neighborhood, how long they took to sell, whether there were price changes made while they were on the market, and so on.
This is called a CMA, or
Comparative Market Analysis in real estate terminology. By the time we finish looking at the CMA, you will have a good idea of where recent market activity indicates your home should be positioned to sell for the best price within your time frame.
I prepare CMAs for prospective home sellers on a regular basis. Having been a broker for over 11 years, I've literally done hundreds, and I know exactly what puts a big SOLD sign in your front yard.
